Why should I bid at an auction?
Properties that are being auctioned are offered by sellers that are serious about selling. They usually want a fair price; but they haven’t overpriced their property. By bidding at an auction you can control your offering price one step at a time. You go up in increments only as someone else bids a little more than you do. You can be more confident about only paying a fair price, because you see others bidding for the property as well and if you are the highest bidder you will only pay a little more than the next highest bidder. You can also stop at any time, which gives you comfort and control. The fear of bidding at an auction can be overcome easily by attending one of our live auctions or by bidding online. Remember, you can stop bidding at any time. Also, prepare for the auction by knowing the rules of the auction ahead of time.

What happens at an auction?
The auctioneer will greet participants and describe the property, state the rules of the auction and give any specific details. The auctioneer will then open bidding with the highest written or Internet bid first. Once this is done, the bidding begins and the price is raised in appropriate increments. When a bidder agrees to a certain price point, he or she will hold up their number card to indicate they will purchase the property at that price. The auctioneer will look for other challenging bids by stating a slightly higher price. When there are no longer any challenging bids, the auctioneer will state that we have the winning bid and the auction will end. Usually the bid will have to be confirmed by the seller. If the auction is a reserved auction it means the seller has an unstated minimum. If the bids do not get to that price then the seller will sometimes negotiate after the auction to a successful price with either the highest bidder or another bidder.
